Odebrecht was granted by the Government of Rio de Janeiro, without any costs, the right for managing until 2048 the entire area of Barão de Mauá Station, where is planned the location of the high speed rail terminal in the city.
The term for the right of commercial exploration by Odebrecht of one station building and its surrounding area, with total area of near 200,000 square meters, is almost the same defined for the concession of the high speed rail.
The project, with total budget of US$ 23 billion, is the largest public work being conducted in the country.
The commercial exploration of the stations and surrounding areas is considered as an important income in the Brazilian bullet train project, and frequently in other locations worldwide.
The bid auction winner must negotiate with Odebrecht to use the area.
According to the agreement signed with the Government of Rio de Janeiro, Odebrecht can use the assets (…) linked to the concession (…) to perform similar activities, or other activities that are aimed in any way at the achievement of alternative or supplementary income.
Odebrecht will not be the owner of the land and station, and must return to the government, at the end of the concession, all the facilities constructed.
The square meter value of a simple land lot in the region may exceed US$ 1,200, which would increase the total estimated value to approximately US$ 240 million.
But in the opinion of an architect interviewed by Folha, the value is inestimable, as it is located within three areas that will receive huge investments.
The first area is Porto Maravilha, where the city administration approved permission for buildings with more than 50 floors. It is also close to Cidade Nova, where an urban renewal is in progress, and to Maracanã, to have its surrounding areas renewed for the World Cup.
The company already complained on the new rules for the high speed rail, which include provisions establishing that the company that will construct the line could not be partner of the company that will manage the stations and the line. The group intends to participate in both phases.
